Project Description 

Located in one of Melbourne’s premier industrial zones, 416 Somerville Road, Tottenham comprises four recently refurbished warehouses, each measuring approximately 4,000–5,000 m². The roofs had deteriorated significantly, with holes and water ingress issues that threatened operations. Re-roofing was not feasible due to logistical and financial constraints, so the client sought an alternative solution to protect the buildings while remaining cost-effective. 

To safeguard the warehouses and extend the lifespan of the roofs, Programmed was engaged to deliver a comprehensive waterproofing solution that would meet the client’s performance requirements and provide long-term reliability. 

Project Solution 

Programmed Property Services implemented the Topps waterproofing system, a 100% synthetic rubber membrane suitable for any roof substrate. The system forms a seamless, fully waterproof layer, reinforced over the existing roof, and comes with a 15-year warranty—offering a cost-effective alternative to re-roofing. 

Programmed managed the project end-to-end, including: 

  • Installing safety lines and managing access on an active industrial site 
  • Cleaning and preparing the roof surface 
  • Performing necessary roofing repairs to seams, rivets, and damaged areas 
  • Applying the Topps products in multiple stages manually 

The Melbourne team navigated tricky weather conditions and coordinated carefully with tenants to maintain safety and minimize disruption. Programmed’s methodical approach ensured every aspect of the roof was addressed, from cleaning to sealing, guaranteeing a durable and reliable finish. 

Project Outcome 

The project successfully addressed all water ingress concerns, providing the client with peace of mind and long-term protection for the warehouses. The client has expressed overwhelming satisfaction with both the workmanship and the Tops system itself, noting that the absence of leaks is a clear indicator of success.
