The Owners Corporation for Latitude 33 issued a tender for the remedial render repairs and complete exterior repaint of their two-building complex located on Manly’s bustling beachfront. The buildings’ exterior surfaces had been impacted by water penetration causing cracking and breakdown of the surface substrate.
Programmed provided several options that focused on cost-effective methods and the ability to provide the buildings with exterior surface coatings that had the best durability.
Project Solution
Programmed provided a complete end-to-end solution from remedial repairs with engineer’s inspection through to a full exterior repaint involving a fresh new colour scheme. The remedial works addressed large cracks in concrete walls and helped alleviate possible issues with the structural integrity of parapet walls. Many areas were required to be brick stitched together and re-rendered.
For maximised lifespan, premium Dulux products were used (Dulux Acra Prime Solvent, Dulux Acrashield Advanced Membrane and Dulux Acra-Tex 968 AcraSkin). These provided the necessary protection for the property’s seaside proximity.
Latitude 33’s confined and busy environment was a challenge Programmed overcame, ensuring great care was taken so that work was carried out safely. The abseil team with the use of roof kits and harnesses performed the required works with minimum disruption to residents and passing traffic.
Project Outcome
The fresh, new look, which a long-term maintenance programme will retain, has helped add value to the property.
