65A Progress Drive is a six-storey luxury apartment complex in Nightcliff, NT. Managed by North Management NT, the property forms part of a group of four adjoining buildings and is home to a high-density community of residents.
Project Description
The apartment complex was showing significant signs of wear, with faded paintwork and evidence of water ingress. Having not been repainted since its original build, the Body Corporate sought to refresh the property’s exterior to restore its appeal and address maintenance issues.
Programmed Property Services was engaged to complete a full exterior repaint and minor building repairs, while carefully managing the challenges of limited site access and resident needs.
Project Solution
The Programmed commercial painting team completed:
- A full exterior repaint, applying 970 litres of paint over 4.5 weeks with a crew of four working 6–7 days per week.
- Minor building repairs, including replacement of deteriorated downpipe fasteners and rectification of a roof leak in a neighbouring block while machinery was in place.
- Safe and efficient access using three different knuckle booms (80ft, 60ft, and 135ft) to reach all parts of the building.
Clear, consistent communication set Programmed apart. Over eight letters were issued to residents to ensure they were fully informed at each stage. Multiple meetings were also held during quoting, pre-start, mid-project, and on completion to maintain transparency and minimise disruption.
By coordinating multi-trade works while machinery was on site, Programmed delivered cost savings to the Body Corporate, avoiding future access expenses. A seven-year maintenance program was also implemented to support long-term budgeting.
Project Outcome
The project was completed to a high standard, with residents noting that the building looked “10 years younger” and significantly fresher. The repaint not only improved the property’s appearance but also enhanced its value in a competitive high-density housing market.
