Customer Background

Admiralty Towers Two is one of Brisbane’s most prestigious residential addresses, located along the Riverside in the heart of the CBD. Constructed in 1997, the 37-level tower comprises 193 luxury residences, including two and three-bedroom apartments, sub-penthouses, and penthouses.

As the largest of the three Admiralty complexes, the building is renowned for its tree-lined entrance, elegant foyer, and uninterrupted city and river views. Maintaining this premium standard is essential to protecting both resident experience and long-term asset value.

To preserve the integrity and appearance of the building, the Body Corporate engaged Programmed to deliver a comprehensive commercial painting solution focused on long-term exterior coating performance.

Project Challenge

After nearly three decades of exposure to Brisbane’s subtropical climate, the exterior surfaces showed signs of weathering, carbon build-up, and coating deterioration.

Key challenges included:

  • Working across 37 levels in an occupied residential tower
  • Managing public interface along the riverside walkway
  • Addressing ageing mastic to inaccessible windows
  • Treating spalling areas and deteriorated textured coatings
  • Ensuring minimal disruption to 193 residences
  • Maintaining strict safety controls in high-risk abseil work zones

Given the scale and complexity, this was not simply a repaint — it required a structured maintenance partnership approach.

Project Solution

Programmed Property Services, supported by our dedicated Brisbane team, implemented a carefully staged external repaint program designed around safety, communication, and long-term protection.

Prior to commencement, in-depth site surveys were conducted to map substrates, access requirements, and staging logistics. A structured Programme of Works was developed in collaboration with the on-site Building Manager. Residents were kept informed through lift signage and detailed zone planning notices, outlining when and where abseiling teams would operate.

The scope covered all previously painted exterior substrates, including:

  • Masonry broad walls, columns, and balcony walls
  • Balcony soffits and upstands
  • Roof top walls, parapets, and steelwork
  • Driveway, garden, planter, and boundary walls
  • Ground-level masonry surfaces

The process included:

  • High-pressure washing to remove carbon and debris
  • Surface preparation and spalling repairs
  • Texture coating reinstatement where required
  • Application of a Dulux-specified coating system
  • Full site waste removal upon completion

This ensured a refreshed façade while extending coating life cycles.
