Roughly seventy-five percent of the way through a landmark refurbishment, the transformation of Novotel Surfers Paradise is clearly visible against the Gold Coast skyline. Rising 36 storeys above one of Australia’s most iconic beachfront tourism precincts, the hotel has long been a familiar silhouette.
Now, at 41 years of age, the building is undergoing a comprehensive commercial painting and façade restoration program led by Programmed Property Services to ensure it remains both safe and visually striking for decades to come.
Scope of Works
The scope of works is substantial. Concrete repairs, full façade repainting and complete balustrade replacement are being undertaken across the tower. The original balustrades, while a feature of their time, no longer meet current compliance standards. Their replacement is not only a regulatory necessity but also a design opportunity—bringing a refreshed, modern aesthetic to the exterior of this landmark Gold Coast accommodation destination.
Perhaps the most remarkable aspect of the project is that the hotel has remained fully operational throughout. Guests continue to check in, dine, swim and enjoy panoramic ocean and hinterland views, often unaware of the complex work unfolding above and around them. Achieving this balance between major building maintenance and seamless hospitality has required careful planning and close collaboration between Programmed, hotel management and contract managers.
Project Solution
Working at 36 storeys presents challenges few commercial painting projects encounter. With traditional scaffolding not feasible in such a busy tourism precinct, works are being undertaken by the Programmed Gold Coast team using suspended abseil access and swing stages positioned high above the ground.
Each day, specialist crews descend the building façade to assess, repair and reinstate areas affected by decades of coastal exposure. The salt-laden marine environment has contributed to widespread concrete deterioration. In many areas repairs involve removing compromised material, treating reinforcement and reinstating protective coatings. In more heavily affected sections, structural rebuilds have been required to restore integrity.
Once repairs are completed, the façade is recoated using a high-performance protective system designed for harsh coastal conditions. Balustrade removal and installation at height has added further complexity, requiring strict safety controls and detailed sequencing to minimise disruption to hotel guests.
Project Outcome
Now at the 75 percent mark, the results are unmistakable. Restored elevations are emerging across the tower and upgraded balustrades deliver both improved compliance and a refined new appearance.
Through careful coordination and specialised high-rise maintenance and abseil painting, the project is renewing a major tourism and accommodation landmark while safeguarding the building’s structure for decades to come.
