The resort-style Ocean Reach Apartments were in need of a full commercial painting refresh. This property is located near the ocean and high salt exposure had caused the exterior paint to fade, peel and chip over time. As a result, there was an urgency to restore its appeal via an exterior repaint. Maintenance work was also required to return the property to a quality condition.
Project Solution
The Programmed Sunshine Coast team put forward a detailed maintenance plan. We worked with the customer to prioritise projects and tailor the implementation of the works in accordance to the urgency of the tasks and the condition of the building and substrate.
The most urgent need was to address the exterior paintwork of the apartment complex. The paint had started to peel and had lost its lustre; this could have left the Ocean Reach Apartments exposed to harsh weather elements and rapid corrosion. Recommending that these works were completed first ensured the Ocean Reach Apartments safeguarded their building and avoided costly repairs and rectifications in the long-term.
Other works such as a biannual revarnishing of the timber decking as part of the maintenance plan would ensure these assets would look good consistently over the years.
In utilising rope access to carry out the repaint, Programmed helped the customer avoid the need for more expensive scaffolds or cherry pickers. Rope access is also less noisy, meaning the team could keep disruption to a minimum.

The work was carried out smoothly and efficiently. Despite high occupancy levels, Programmed Property Services made certain that residents could go about their daily lives with minimal disruption.
The quality repaint significantly transformed the building and refreshed its presentation. The team were praised for the tidiness of their execution. Previously, other contractors had failed to clean up after completion of their projects and left paint on the tiles. Programmed went the extra mile to clean off this old paint and delivered the complex in pristine condition.
Many residents were home when aspects of the works occurred. This gave assurance and confidence to the apartment management team and residents as it was necessary for the team to enter some of these private residences to gain access to the areas to be painted.
