Project Description

Yarra’s Edge is a premium, high-occupancy residential complex located in Docklands, offering stunning views of the Yarra River on one side and visibility toward Port Phillip Bay, with the CityLink Freeway running along the opposite boundary. 

This large-scale strata repaint project involved: 

  • Two connected residential towers 
  • A podium structure linking both buildings 
  • A 15-storey tower 
  • A 32-storey tower 
  • Public-accessible boundaries on all sides 
  • Expensive apartments and residential units 
  • Environmental exposure from wind and rain 
  • Safety considerations for both residents and the public 

Programmed Property Services was engaged to deliver exterior repainting works supported by collaborative planning across facility management teams and painting supervisors, while also identifying overdue surfaces, ensuring high-rise access safety through rope access painting methods, and maintaining communication alignment onsite to support resident comfort and public safety during active works. 

The goal was clear: restore the building’s exterior appearance while ensuring ownership and stakeholder collaboration from project planning through completion and long-term care. 

Project Solution 

Programmed Commercial Painting implemented a structured, team-driven, and process-orientated delivery plan, beginning 4–6 weeks before works commenced. The whole Melbourne team was involved in painting and access contributed to the project plan, ensuring ownership of execution and clarity in sequencing, safety considerations, and access logistics. 

The solution included: 

  • Collaborative project planning across crews, supervisors, and facility divisions 
  • Rope access painting teams to manage height access and unpredictable weather conditions 
  • A stable, tight-knit painting crew working cohesively each day 
  • Constant safety oversight for residents and pedestrians due to public-interfacing boundaries 
  • Minor surface-defect repairs addressed during repaint works 
  • Proactive onsite communication and notifications so residents knew when to expect contractor visibility
