The Treasury Gardens Apartments adjacent to the Park Hyatt on St Andrews Place, East Melbourne consists of 48 luxury apartments. The sophisticated residential complex was designed by The Buchan Group and built by Lustig and Moar. Our customer, The Treasury Gardens Apartment Owners Corporation is managed by Dixon Kestles & Co Pty Ltd.
Project Description
The exterior surfaces exhibited signs of deterioration on all elevations including balcony balustrades and the front fence, negatively impacting on the appearance of each individual apartment and the structure overall. Paint on the exterior walls appeared to be neglected since construction in the late 1990’s with a strong visible build-up of dirt and grime. Balcony balustrades and front fence paintwork was peeling and cracking and added to the general subpar image of the building. On top of paint corrosion, various sections of walls above the underground car park entrance, the laneway elevation and sections of the north elevation were subject to water ingress which required re-caulking.
Project Solution
The Owners Corporation through Dixon Kestles & Co engaged Programmed to enhance the appearance of the exclusive Apartment complex which serves to increase the asset value of each apartment.
The element of difficultly with factors like building height and proximity of the pedestrian footpath called for a specialised and thoroughly planned access approach from Programmed. A highly skilled and experienced team of abseil painters were called in to access the hard to reach areas, in particular the detail on the balcony balustrades. By using the abseil painting team, Programmed were able to avoid disruptions to the day to day operations of the busy street and neighbouring businesses.
Our commitment through the entire project was to always prioritise efficiency and convenience of the building’s residents and neighbours. Residents were made aware at all times of any exterior painting works due to be completed at their apartment and kept informed through clear communication and project management.
To conserve the building and protect exterior elevations from future deterioration, a comprehensive procedure was followed on each elevation. The procedure included ensuring proper surface preparation works, priming, choice of paint and application. Precise colour matching to the existing colour scheme for each area made certain of a fully seamless appearance.
Throughout the project, Programmed worked strictly in accordance with Occupational Health and Safety requirements to deliver an incident-free project. The beautiful apartment building at 30 St Andrews Place will continue to be maintained to the highest standard, with an exterior façade that appropriately reflects its stature in the heart of the Melbourne CBD.

The quality outcome and professional works was evident throughout and contributed to Programmed being engaged by neighbouring building owners for similar works.
Project completion presented Programmed with a fantastic opportunity being recognised with a High Distinction at the 2017 Master Painters Awards For Excellence in the Commercial Repaint category.
