Located across the road from the iconic Burleigh Heads Beach, the Burleigh Esplanade provides a touch of elegance, wrapped in a coastal escape. The apartments are perfectly positioned next to bustling cafés, popular restaurants and the renowned James Street.
Project Description
The Esplanade Burleigh Heads encompasses a range of ocean view apartments and has facilities such as saunas, a heated swimming pool and BBQ areas which residents can indulge in while enjoying the sound of the waves.
Programmed Building Projects provides the Esplanade Burleigh Heads with long-term maintenance, involving both painting and building works.
The first significant task Programmed helped the customer with involved replacing the plumbing stack pipes in the 22-storey high rise. The second major component included substantial concrete repairs, including the refurbishment of the entire ground level of the Esplanade. Repairs extend to the tennis court, pool area, landscaping and driveway.
Project Solution
The concrete works were more significant than the customer initially expected. Given the enormous scope of the project, an upfront payment would have caused much stress and pressure for the customer. So, the Gold Coast team worked with them to incorporate these variations into the overall maintenance programme. This helped them spread the costs over the contract, providing them with an affordable means of meeting all of their original and additional requirements so that all necessary works could be undertaken.
Project Outcome
Programmed Property Services was able to keep costs down for the customer to help them manage the additional works feasibly. Much of this work coincided with the unknown times of COVID-19, meaning we worked flexibly to maintain safety protocols and adhere to government COVID regulations.
Upon completion of this phase of works, an entire refurbishment of the ground floor and tower exterior will be delivered, providing the Esplanade Burleigh Heads with presence and presentation befitting of its prestigious, high-profile location.
