Project Description 

Southbank is home to the upscale strata asset, Triptych Apartments, a 29-storey residential tower containing more than 150 private apartments. The building is visually distinctive due to its multi-level internal atrium design, creating 15-metre-high vertical corridors across three internal terrace zones. 

Since the building was first constructed, it had never received a new coat of paint, making it significantly overdue for a complete repaint of all painted interior surfaces. In addition to aesthetic aging, the internal steel structure required long-term protection to prevent future corrosion in a glass-heavy environment. 

Programmed Property Services, a national contractor with deep experience in the strata sector, was engaged to deliver a full internal repaint, protective steel-coating advisory, rare interior scaffold and boom-lift access installation, stakeholder communications ownership, and a structured long-term maintenance schedule for asset care. 

The overarching goal was to: 

  • Restore the building’s interior appearance 
  • Protect key structural steel surfaces long-term 
  • Coordinate complex interior vertical access safely 
  • Ensure seamless communication between committees, management, contractors, and residents 

Project Solution 

Programmed Commercial Painting applied a communication-first and technically governed maintenance model, leveraging industry insight and coatings reliability to maintain and protect the asset. 

Interior Safety & Access Innovation 

  • Due to internal corridors reaching 15-metre heights, the Melbourne team had to erect and dismantle high-rise scaffolding inside the building, a rare approach for interior strata work 
  • Equipment such as scissor lifts, boom lifts, scaffold platforms, and internal hoists were deployed inside atrium zones — an unconventional method typically reserved for external building works 
  • Extensive window, glass, and steel protection was applied prior to repaint to prevent overspray and long-term surface damage 

Technical Coatings Governance 

  • Structural steel surfaces were treated using commercial-grade protective systems in partnership with Dulux 
  • Product and specification guidance was provided by Dulux Australia to ensure long-term durability, corrosion resistance, and correct application sequencing 
  • All steel coating integration was planned to support future maintenance cycles beyond repaint handover 

Stakeholder & Resident Communication Ownership 

  • With 150+ households, communication discipline was established early as a core project pillar 
  • Residents received ongoing onsite notifications including: 
  • Expected contractor appearance windows 
  • Work updates per atrium and corridor zone 
  • Minor access changes and protection briefings 
  • Committee-contractor alignment touchpoints 
  • The project achieved minimal resident escalation, with silence used as a positive delivery indicator — reflecting proactive notifications rather than ignored engagement 

By centralizing communication onsite, Programmed removed operational burden from committees and strata management, allowing them to focus on outcomes while painters and access teams delivered precise, staged works. 

Project Outcome 

The internal repaint transformed the corridors and atrium terraces of Triptych Apartments, restoring brightness, depth, and visual cohesion across all shared interior painted surfaces. 

Key success indicators included: 

  • High committee satisfaction with the refreshed aesthetic and maintained asset value 
  • Correct long-term steel protection applied in a window-intensive architectural environment 
  • Safe delivery of rare interior scaffolding installation 
  • Minimal resident disruption, achieved through contractor-led communication ownership 
  • Proof that “a quiet resident environment signals effective delivery” when backed by structured notification 

Additionally, a forward-scheduled repaint and surface maintenance sequence was issued post-handover, empowering the committee with actionable intelligence for cyclical care in the years ahead.
